We pride ourselves on the rigorous investigation required to design a home. Unlike a public building, a home needs to be tailored to the individual and respond to their lifestyle. We take all of these important pieces of information and observations to craft a space that reflects those needs. We arrange a plan that has beneficial qualities to health and well-being of the end user. Obi Office places particular emphasis on the narrative of the site and its natural qualities, which we believe are integral to the success of any project.

How We Work

Obi Office prides itself on its ability to work in a variety of ways. Your project is unique to you and its delivery needs to be tailored to your specific needs. We offer both partial and full Architectural & Interior Design services depending on the requirements of your project. Regardless, we aim to identify all possible opportunities for the best outcome.

Pre-Design / Concept Design

We create a tailored response to your design brief. It should reflect the hopes and aspirations of your brief as well as respond to the opportunities and constraints that exist on the site. We aim to create a coherent plan that takes into account the architecture, interior design and landscaping to deliver a holistic approach to your project.

Design Development & Town Planning

A critical phase of the project,Design Development involves a series of decisions made that transform the design concept into a tangible set of documents ready for both the planning process (if required) and external consultants. During this stage we will be working closely to determine the construction methodology alongside external consultants in order to progress your project,

Interior Design

We believe that Architecture is strongly informed by its interiors. Living inside your home needs to respond to its surroundings, and we take great pride in creating a sense of warmth and connection with our interiors.

Construction Documentation

At this point, all of the key design decisions, considerations and selections have been made. It’s now our turn to convert all of these into a comprehensive list of working drawings, schedules and specifications. The efficiency of a build is determined but how well the information is communicated on the page. The majority of the drawings already exist, but we need to ensure that they reflect the information found in the schedules and specifications, as well as being compliant with current regulations.

Tendering

Selecting the right contractor to execute your project is pivotal to its success. We conduct a competitive tender process to ensure your project is being built at a realistic market rate. Alternatively, we also welcome early contractor engagement processes if you have a builder in mind you’d like to work with.

Construction / Contract Administration

We offer Contract Administration services throughout the construction of your build to ensure the project is being built as intended. We work closely with the client and builder to ensure an efficient construction program is delivered and observe the quality of construction detailing on site. At the end of construction, we move into the next and most important phase of the project…life.
